Fire Stopping Around Doors
Fire Stopping Around Doors: Fire stopping is the sealing of gaps and openings in fire-resisting walls and floors so fire and smoke cannot pass through. Around a fire door it mainly means the gap between the door frame and the wall, which must be sealed as well as the door itself.
A fire door in a wall with an open frame gap or a pipe hole above it is only as good as the hole. The revised BS 8214:2026 gives clearer guidance on sealing frame-to-structure gaps. We seal frame gaps and nearby penetrations with materials suited to the gap size and wall type, and photograph each one.

What's included?
- Frame-to-wall gaps exposed and inspected
- Gaps sealed with suitable intumescent mastic, foam or stone wool
- Service penetrations near doors sealed in compartment walls
- Architraves refitted after sealing
- Photographs before and after each seal
- Penetration labels and a register where required
When do you need fire stopping?
- An inspection finds open or poorly sealed frame gaps
- New cables or pipes have been run through fire-resisting walls
- Doors have been replaced and the frame gap left unsealed
- A fire risk assessment notes compartmentation breaches near doors
What do we check or do on each door?
| Gap | Frame-to-wall gap fully filled to the depth required. |
|---|---|
| Material | Product suitable for the gap width and substrate. |
| Penetrations | Pipes and cables through compartment walls sealed. |
| Evidence | Before and after photos for each location. |
How does it work?
Expose
Architraves are removed where needed to see the frame gap.
Select
The sealing method is chosen to suit the gap and wall.
Seal
Gaps and penetrations are sealed and photographed.
Record
Each location is logged with photos for the building file.
How much do fire stopping works cost?
Per door frame perimeter; service penetrations priced individually. Guide range £60–£180 per door frame, ex VAT. We confirm a fixed price once we know the building, door count and access. See all guide prices.
Which standards and law apply?
- BS 8214:2026
- Approved Document B
- BS EN 1366-3
Regulation 10 applies in England only. Wales, Scotland and Northern Ireland have their own fire safety law; see regulation 10 explained.
Fire Stopping Around Doors: questions
Is expanding foam acceptable around a fire door frame?
Only a fire-rated foam with evidence for that use and gap size. Ordinary expanding foam is not suitable. BS 8214:2026 lists acceptable approaches such as suitable mastics, foams and stone wool.
Do you need to remove architraves?
Often, yes. The frame gap is usually hidden behind the architrave, so we remove and refit it to inspect and seal properly.
Can you fire stop a whole building?
This service covers fire stopping around doors and nearby penetrations. Wider compartmentation surveys need a specialist survey, which we can arrange.
Will I get photos?
Yes. Every sealed location is photographed before and after, and logged.
