Fire Door Closer Repairs
Fire Door Closer Repairs: A fire door closer is the self-closing device that pulls a fire door shut after it has been opened. If the closer cannot close the door fully into its frame and engage the latch, the door cannot hold back fire or smoke.
Closers are the component most often tampered with and most often wrong: disconnected arms, closers set so weak the door stops short, or so strong that children and older residents struggle to open them. We set or replace each closer so the door closes and latches reliably without being hard to use.

What's included?
- Adjustment of closing speed, latching action and backcheck
- Replacement of leaking, broken or underpowered closers
- Overhead, concealed and floor-spring closers
- Closer power matched to door size, weight and wind exposure
- Delayed-action closers where users need more time
- A record of closer type for every door
When do you need a fire door closer repair?
- A fire door stops short of the frame or does not latch
- A closer is leaking oil, broken or disconnected
- A door slams or is too heavy for users to open
- Closers have been removed or tied back
What do we check or do on each door?
| Latching | Door engages the latch from any opening position. |
|---|---|
| Power | Closer power suits the leaf size and weight. |
| Effort | Opening force kept as low as the door allows for users. |
| Fixings | Closer and arm securely fixed, with no oil leaks. |
How does it work?
Test
Each door is closed from fully open and from part open.
Adjust
Closer valves and power are set so the door closes and latches every time.
Replace
Faulty closers are replaced with a suitably rated model.
Confirm
Closing is re-tested and recorded.
How much do fire door closer repairs cost?
Adjustment from £45 per door on a visit; supply and fit of a new overhead closer £140–£280. Guide range £45–£280 per door, ex VAT. We confirm a fixed price once we know the building, door count and access. See all guide prices.
Which standards and law apply?
- BS EN 1154
- BS 8214:2026
- Approved Document B
- Approved Document M (opening forces)
Regulation 10 applies in England only. Wales, Scotland and Northern Ireland have their own fire safety law; see regulation 10 explained.
Fire Door Closer Repairs: questions
Why won't my fire door close properly?
Common causes are a closer set too weak, a latch out of line with the keep, dropped hinges, a seal binding at the edge, or flooring that has raised the threshold. We find the cause before adjusting the closer.
Can fire doors be held open?
Only with a device designed to release the door automatically when the fire alarm sounds, such as an acoustic or alarm-linked electromagnetic hold-open. Wedges and hooks are not acceptable on fire doors.
What closer does a fire door need?
A closer tested to BS EN 1154 with a power size suited to the door's width and weight, and evidence it can be used on the door type. Concealed closers need specific test evidence for the door.
My door slams. Is that a fault?
Yes. A slamming door wears hinges and frames and can injure users. The closing speed and latching action can usually be adjusted.
