Quarterly Communal Fire Door Checks: Quarterly communal fire door checks are the three-monthly checks that regulation 10 of the Fire Safety (England) Regulations 2022 requires in multi-occupied residential buildings with storeys over 11 metres. They cover every fire door in the common parts, including its self-closing device.
Regulation 10 came into force on 23 January 2023. It does not demand a certificated inspector for the routine check, but it does demand that the check happens every quarter and that you can show it did. We run the schedule for you: same doors, same references, a dated record each visit and anything that has deteriorated flagged straight away.

When do you need a quarterly communal fire door check?
- Your building has a storey more than 11 metres above ground and two or more flats
- You are the responsible person or act for them as managing agent
- You need evidence of quarterly checks for the building's records
- Site staff no longer have time to do the checks reliably
What do we check or do on each door?

How does it work?
Set up
We tag and reference every communal fire door on the first visit so each later check is like for like.
Check
Each quarter the inspector checks every door and closer and records the result.
Log
You receive a dated log after every visit, with photographs of changes and defects.
Fix
Faults are priced on the spot; small items such as closer adjustment can be done on the same visit if you pre-approve them.
How much do quarterly communal fire door checks cost?

Which buildings need quarterly fire door checks?
In England, regulation 10 applies to multi-occupied residential buildings with storeys over 11 metres. All fire doors in the common parts must be checked at least every three months. Lift landing doors are excluded.
Does the person doing the check have to be certificated?
The government fact sheet says the responsible person should be able to do the basic checks themselves and that a specialist is not needed for them. Many responsible persons still outsource the checks to make sure they happen on time and are properly recorded.
Do the checks apply in Wales, Scotland or Northern Ireland?
No. Regulation 10 is English law. Fire safety law elsewhere in the UK differs in scope, and many landlords and factors adopt the same quarterly routine as good practice.
What records do I get?
A dated log for every visit listing each door, its result and photos of anything that has changed or failed.
