Fire Door Surveys

Fire Door Surveys: A fire door survey is a more detailed version of an inspection, used when you need to plan and budget: it grades every defect by urgency, decides whether each door should be repaired, upgraded or replaced, and turns the findings into a costed schedule of works.

Surveys suit anyone who has to make a decision rather than simply tick a box: a housing provider setting next year's budget, a buyer doing due diligence on a block, a school after a fire risk assessment flagged the doors, or a contractor who needs a measured schedule before quoting. The output is a door register you can keep using, not a one-off list.

What's included?

  • Everything in a standard inspection, door by door
  • Defects graded by priority, from immediate risk to planned maintenance
  • A repair, upgrade or replace recommendation for every door, with the reason
  • Leaf and frame sizes recorded where replacement is likely
  • Budget costs per door and per block, ready for a board or section 20 consultation
  • A spreadsheet register alongside the PDF report

When do you need a fire door survey?

  • Before setting a maintenance or capital budget
  • When buying, refinancing or taking over management of a building
  • When a fire risk assessment says the doors need a specialist assessment
  • Before a planned replacement programme, so doors are only replaced where they need to be

What do we check or do on each door?

PriorityDefects graded from immediate risk to planned maintenance, so urgent work is obvious.
DecisionA repair, upgrade or replace call for each door, with the evidence behind it.
MeasureLeaf and structural opening sizes recorded where a replacement doorset is likely.
BudgetPer-door and per-block budget figures for planning and consultation.

How does it work?

  1. Brief

We agree what the survey is for, which doors are in scope and the format of the outputs.

  2. Survey

Each door is inspected, measured where needed and photographed, with defects graded on site.

  3. Schedule

Findings become a costed schedule: repair, upgrade or replace, door by door.

  4. Review

We walk you through the priorities and can turn the schedule into a fixed-price programme of works.

How much do fire door surveys cost?

From £395 per survey. Larger estates are priced per door with volume rates. Guide range £35–£60 per door, ex VAT. We confirm a fixed price once we know the building, door count and access. See all guide prices.

Which standards and law apply?

  • BS 8214:2026
  • Regulatory Reform (Fire Safety) Order 2005
  • Fire Safety Act 2021
  • Building Safety Act 2022

Regulation 10 applies in England only. Wales, Scotland and Northern Ireland have their own fire safety law; see regulation 10 explained.

Fire Door Surveys: questions

What is the difference between a fire door inspection and a survey?

An inspection records whether each door passes or fails. A survey goes further: it grades each defect, recommends repair, upgrade or replacement, and costs the work so you can budget.

Can the survey support a section 20 consultation?

Yes. The costed schedule gives a clear description of the proposed works and their budget, which you can use when consulting leaseholders. Formal consultation remains the landlord's responsibility.

Do you measure for new doors during the survey?

Where a door is likely to need replacing we record the leaf and opening sizes, so a replacement quotation can follow without a second visit in most cases.

Can you survey a whole portfolio?

Yes. Multi-site surveys are scheduled building by building and delivered as one register so you can compare buildings.
