Fire Door Maintenance Contracts
Fire Door Maintenance Contracts: A fire door maintenance contract is a planned arrangement where your fire doors are inspected on a fixed cycle and minor faults are corrected on the same visit, at agreed rates, so the doors stay compliant between full inspections rather than being fixed only when they fail.
Doors in busy corridors, schools and care homes can fail within months of an inspection. A contract replaces reactive call-outs with a routine: adjust closers and hinges, replace damaged seals and log every door at each visit, with larger repairs priced at rates you have already agreed.

What's included?
- Inspection frequency set by building use and risk, from monthly to annual
- Routine adjustments, such as closers and hinge screws, done on the visit
- Pre-agreed rates for common repairs, so small jobs need no new quote
- One door register across all your sites
- A named contact and a booked calendar for the year
- Quarterly summaries for boards, governors or clients
When do you need a fire door maintenance contract?
- You manage several buildings and want one supplier and one record
- Doors in high-traffic areas keep failing between inspections
- You need predictable annual spend on fire door compliance
- Your fire risk assessment recommends more frequent checks than you can manage in-house
What do we check or do on each door?
| Frequency | Set to suit use and risk; high-traffic doors may need monthly attention. |
|---|---|
| Rate card | Agreed prices for seals, closers, hinges and adjustments. |
| Trends | Doors that keep failing are flagged for a better long-term fix. |
| Register | One live register across every building in the contract. |
How does it work?
Baseline
A full inspection sets the starting point and tags every door.
Plan
We agree a visit frequency per building and a rate card for common repairs.
Maintain
Each visit checks every door and corrects small faults on the spot.
Report
You get visit logs and a summary showing trends and recurring problem doors.
How much do fire door maintenance contracts cost?
From around £600 a year for a small building. Estates priced on door numbers and visit frequency. Guide range £600–£6,000 per year, ex VAT. We confirm a fixed price once we know the building, door count and access. See all guide prices.
Which standards and law apply?
- Regulatory Reform (Fire Safety) Order 2005, article 17
- BS 8214:2026
- BS 9999:2017
Regulation 10 applies in England only. Wales, Scotland and Northern Ireland have their own fire safety law; see regulation 10 explained.
Fire Door Maintenance Contracts: questions
How often should fire doors be maintained?
BS 9999 suggests fire doors are checked at least every six months, and more often in busy areas. In England, regulation 10 sets quarterly checks of communal doors in residential buildings over 11 metres. A contract sets the frequency for each building based on its use and risk.
Are repairs included in the contract price?
Routine adjustments are included on each visit. Parts and larger repairs are charged at the rates agreed in the contract, so there are no surprise quotations.
Can one contract cover buildings across the country?
Yes. Multi-site contracts are scheduled by region and reported in one register.
Is there a minimum term?
Contracts are normally annual with a 90-day notice period, so you can review the service at each renewal.
