Fire Door Replacement
Fire Door Replacement: Fire door replacement means removing a door that can no longer be repaired to its certified standard, or that was never a fire door, and installing a new fire-resisting doorset in its place.
Replacement is the right answer when repairing a door would cost more than it is worth, or when the door has no evidence of being a fire door at all. We replace only the doors that need it, keep the escape routes usable during the work and make good around the new frame.

What's included?
- Removal and disposal of the old leaf and frame
- New doorset matched to the required rating and use
- Making good to the wall and architraves
- Frame-to-wall gaps sealed and recorded
- Ironmongery and signage fitted to suit
- Phased work so each escape route stays usable
When do you need a fire door replacement?
- The leaf is holed, split, delaminated or badly warped
- The door has no evidence of a fire rating
- Previous repairs have gone beyond what the door's evidence supports
- The frame is damaged or not suited to a compliant leaf
What do we check or do on each door?
| Need | Replacement recommended only where repair is not viable. |
|---|---|
| Match | New doorset rating matches what the fire strategy requires. |
| Finish | Wall made good and architraves refitted. |
| Records | Product evidence and photos added to the building's records. |

Fire Door Replacement: questions
When should a fire door be replaced rather than repaired?
When the leaf or frame is too damaged to repair within what its test evidence allows, when there is no evidence it is a fire door, or when the repair would cost more than a new doorset.
How long does a replacement take?
Most single doorsets are replaced within a day, including making good. Doors are never left unable to close at the end of a working day.
Can residents stay in while flat doors are replaced?
Yes. Flat entrance doors are usually replaced in a single visit and the flat is never left without a lockable door.
What happens to the old doors?
They are removed from site and disposed of responsibly.
