How to identify a fire door

Short answer: The surest sign of a fire door is documentary evidence: a certification label or plug, product records or building documents. Physical clues such as intumescent strips, a self-closer, three hinges and marked glass suggest a fire door but do not prove its rating.

How can I tell if a door is a fire door?

Look first for evidence. Many fire doors made under third-party certification carry a label or a small coloured plug on the top edge or hinge edge of the leaf. Building records, operation and maintenance manuals and installation records can also identify a door.

What physical clues suggest a fire door?

  • Intumescent strips or combined smoke seals in the door edge or frame
  • A self-closing device
  • Usually three or more substantial hinges
  • A heavier, solid leaf rather than a hollow one
  • Glass with fire-rated markings in a corner
  • A fire door sign on the face

Are physical clues enough?

No. Seals and closers can be added to ordinary doors, and signs can be fitted to anything. Clues tell you a door may be a fire door; they do not confirm its rating or that it was installed correctly.

What if there is no evidence?

Record it. An inspection can describe the construction and features, but where no evidence exists the fire risk assessor decides whether the door is acceptable, needs further investigation or should be replaced.

Should I remove a label to paint the door?

Never remove or paint over certification labels or plugs. Mask them during decorating, along with the seals.

How long does a fire door inspection take?

Typically 10 to 20 minutes per door, depending on access and how many defects need photographing. A block with 40 communal doors is usually a single day on site.

Do you need to remove the doors?

No. Inspections are non-intrusive. The inspector measures, operates and photographs each door in place and only lifts away removable items such as letter-plate covers where it is safe to do so.

What is the difference between a fire door inspection and a survey?

An inspection records whether each door passes or fails. A survey goes further: it grades each defect, recommends repair, upgrade or replacement, and costs the work so you can budget.

Can the survey support a section 20 consultation?

Yes. The costed schedule gives a clear description of the proposed works and their budget, which you can use when consulting leaseholders. Formal consultation remains the landlord's responsibility.
