How often should fire doors be inspected?
Short answer: In England, communal fire doors in residential buildings with storeys over 11 metres must be checked every three months and flat entrance doors annually. BS 9999 suggests at least every six months elsewhere, more often for busy doors. Your fire risk assessment should set the routine.
- Quarterly: communal doors above 11 m (England)
- Annually: flat entrance doors (England)
- Six-monthly baseline elsewhere (BS 9999)
- Busy doors: monthly is common

How often does the law require fire door checks?
In England, regulation 10 sets fixed frequencies for multi-occupied residential buildings with storeys over 11 metres: every three months for fire doors in the common parts and every year, on a best-endeavours basis, for flat entrance doors. Other buildings and the rest of the UK do not have a fixed legal frequency, but fire doors must be maintained.
What does British Standard guidance suggest?
BS 9999 recommends fire doors are checked at least every six months, and more frequently where doors are heavily used. That is a sensible baseline for offices, schools, hotels and care homes.
Which doors need checking more often?
- Cross-corridor doors in schools, hospitals and care homes
- Bedroom doors in HMOs and student accommodation
- Stair doors in busy offices and blocks
- Doors that have failed before or been repaired recently
What is the difference between a check and an inspection?
A routine check is a quick visual and functional check of each door. A full inspection is a detailed, documented assessment of every component against the door's evidence. A good routine is frequent checks plus a full inspection at least annually, or whenever doors change.
Who sets the right frequency for my building?
Your fire risk assessment should set inspection frequencies based on the building's use, occupants and how hard the doors work. A maintenance contract can then turn that into a booked calendar.
