Questions from Chester clients

Does regulation 10 apply to buildings in Chester?

Yes, if the building is a multi-occupied residential building with storeys over 11 metres. Chester is in England, so the quarterly communal door checks and annual flat entrance door checks apply to those buildings.

How quickly can you inspect fire doors in Chester?

It depends on the number of doors and access. Tell us what you need and we will give you the earliest date when you call, and confirm it in writing.

What does best endeavours mean?

The government fact sheet describes it as the responsible person deciding how to engage residents to gain access and keeping evidence, such as correspondence, where access is refused or not possible.

Who is responsible for a flat entrance fire door?

It depends on the lease, but since the Fire Safety Act 2021 the Fire Safety Order clearly covers flat entrance doors in multi-occupied residential buildings, so the responsible person must account for them in the fire risk assessment even where the leaseholder owns the door.
