Quarterly Communal Fire Door Checks in Borehamwood

Borehamwood landlords, managing agents and facilities teams can book quarterly communal fire door checks with straightforward reports and fixed prices.

Quarterly communal fire door checks are the three-monthly checks that regulation 10 of the Fire Safety (England) Regulations 2022 requires in multi-occupied residential buildings with storeys over 11 metres. They cover every fire door in the common parts, including its self-closing device. We use the same method for buildings in Borehamwood.

Borehamwood FAQs

Which fire safety law applies in Borehamwood?

Borehamwood is in England, so the Regulatory Reform (Fire Safety) Order 2005 applies, together with the Fire Safety (England) Regulations 2022 for multi-occupied residential buildings.

Can you price remedial work in Borehamwood from another company's report?

Yes. Send the report and we will price each line for your building in Borehamwood, or revisit specific doors if the report lacks detail.

Does the person doing the check have to be certificated?

The government fact sheet says the responsible person should be able to do the basic checks themselves and that a specialist is not needed for them. Many responsible persons still outsource the checks to make sure they happen on time and are properly recorded.

Do the checks apply in Wales, Scotland or Northern Ireland?

No. Regulation 10 is English law. Fire safety law elsewhere in the UK differs in scope, and many landlords and factors adopt the same quarterly routine as good practice.
