Annual Flat Entrance Door Checks in Skegness: questions

Do you cover the area around Skegness?

Yes. As well as Skegness itself we cover nearby towns including Boston, King's Lynn and Spalding.

What if a leaseholder has fitted a non-fire-rated door?

The report flags it with photographs and the evidence available. The responsible person and fire risk assessor then decide on the action, which may include asking the leaseholder to replace it.

Can you check the doors from the corridor only?

Part of the check can be done from outside, but the self-closer and the inside face need access to the flat. Where we cannot get in we record what was checked and why the rest was not possible.

Does regulation 10 apply to buildings in Skegness?

Yes, if the building is a multi-occupied residential building with storeys over 11 metres. Skegness is in England, so the quarterly communal door checks and annual flat entrance door checks apply to those buildings.
