Questions from Chingford clients

What if a leaseholder has fitted a non-fire-rated door?

The report flags it with photographs and the evidence available. The responsible person and fire risk assessor then decide on the action, which may include asking the leaseholder to replace it.

Does regulation 10 apply to buildings in Chingford?

Yes, if the building is a multi-occupied residential building with storeys over 11 metres. Chingford is in England, so the quarterly communal door checks and annual flat entrance door checks apply to those buildings.

Can you check the doors from the corridor only?

Part of the check can be done from outside, but the self-closer and the inside face need access to the flat. Where we cannot get in we record what was checked and why the rest was not possible.

Do you work in occupied buildings in Chingford?

Yes. Inspections and repairs in Chingford can be carried out in occupied flats, schools, care homes and workplaces, with doors kept closable at all times.
