Annual Flat Entrance Door Checks in Belfast

Looking for a flat entrance door check in Belfast? We inspect, repair and replace fire doors across Belfast and surrounding parts of County Antrim, with a door-by-door report and every remedial item priced separately.

Annual flat entrance door checks are yearly checks of each flat's front door and its self-closer. England's regulation 10 makes them a best-endeavours duty above 11 metres; in Northern Ireland the schedule is not set by that regulation, but checking flat doors every year is a sensible way to evidence maintenance.

Annual Flat Entrance Door Checks in Belfast: questions

What if a leaseholder has fitted a non-fire-rated door?

The report flags it with photographs and the evidence available. The responsible person and fire risk assessor then decide on the action, which may include asking the leaseholder to replace it.

Does regulation 10 apply in Belfast?

No. Belfast is in Northern Ireland, where the Fire and Rescue Services (Northern Ireland) Order 2006 and the Fire Safety Regulations (Northern Ireland) 2010 apply.

Can you check the doors from the corridor only?

Part of the check can be done from outside, but the self-closer and the inside face need access to the flat. Where we cannot get in we record what was checked and why the rest was not possible.

How quickly can you inspect fire doors in Belfast?

It depends on the number of doors and access. Tell us what you need and we will give you the earliest date when you call, and confirm it in writing.
