Annual Flat Entrance Door Checks in Ayrshire: questions

Can you check the doors from the corridor only?

Part of the check can be done from outside, but the self-closer and the inside face need access to the flat. Where we cannot get in we record what was checked and why the rest was not possible.

What if a leaseholder has fitted a non-fire-rated door?

The report flags it with photographs and the evidence available. The responsible person and fire risk assessor then decide on the action, which may include asking the leaseholder to replace it.

Does regulation 10 apply in Ayrshire?

No. Ayrshire is in Scotland, which has its own fire safety law. The Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006 cover workplaces, HMOs and other non-domestic premises; common parts of private blocks of flats are largely outside them.

Do you work in occupied buildings in Ayrshire?

Yes. Inspections and repairs in Ayrshire can be carried out in occupied flats, schools, care homes and workplaces, with doors kept closable at all times.
