Fire Door Gap Adjustment in London

Whether it is a block of flats, a school or a care home in London, our fire door gap adjustments follow the same door-by-door method and report format.

Fire door gap adjustment is the work needed to bring the gaps between a fire door leaf and its frame, and under the door, back within the tolerance in the door's evidence, typically 2 to 4 mm around the edges. We use the same method for buildings in London.

Questions from London clients

Can you fix a big gap with a thicker intumescent strip?

Not as a general rule. Seals are tested for a particular gap; using oversized seals to hide a poor fit is not a reliable repair.

Which fire safety law applies in London?

London is in England, so the Regulatory Reform (Fire Safety) Order 2005 applies, together with the Fire Safety (England) Regulations 2022 for multi-occupied residential buildings.

How big can the gap under a fire door be?

It depends on the door's evidence. Doors without smoke control often allow a larger threshold gap, sometimes up to around 8 to 10 mm, while smoke control doors usually need 3 mm or less or a tested drop seal.

How quickly can you inspect fire doors in London?

It depends on the number of doors and access. Tell us what you need and we will give you the earliest date when you call, and confirm it in writing.
